- What the specific deal is
- Site photographs as well as aerial photographs
- Any competitive sales figures that are available
- Full size development plan and scale drawing of proposed space
- Project timing or space availability

Traffic: 20,000 ADT’s at site with easy ingress and egress
Population: 30,000 in a 3 mile radius
Households: 15,000 in a 3 mile radius
Daytime Population: 15,000 in a 3 mile radius
Income: $40,000 Median Household Income in a 3 mile radius
Signage: Prototypical building signage plus access to a pylon sign

Standard Utility Requirements
Gas: Incoming line of 3 inches. Water column from 7” to 14”. BTUH of 1,600,000.
Electric: 120/208 3 phase / 4 wire. One 400 amp disconnect serving 2 / 400 amp panels with no less than 42 breakers per panel.
Water: Incoming line of 1 ½ inches at 50 psi minimum as well as a backflow preventer. Fire Service: Designed and installed by Landlord.
HVAC: Tenant requires Carrier units due to standardization of its preventive maintenance programs. Tenant requires at least one (1) ton per 150 s.f. in the form of three units (two in the front of the house and one in the rear).
Sanitary: 4” direct system into exterior sanitary system and 4” indirect system tied into an exterior and/or interior as required, grease trap. Exterior grease traps, if required by the governing municipality will be provided per Tenant’s specifications.
